The Future Works, Slough SL1

Flexible workspace specialist HEWN is pleased to announce that it has advised property investment advisory company AshbyCapital on a joint venture agreement for two floors of The Future Works in Slough with leading serviced office and co-working provider Clarendon.

AshbyCapital appointed Will KInnear to introduce appropriate operators and negotiate terms for a management agreement to provide flexible workspace across 17,000 sq ft on the ground and first floors of The Future Works.

Clarendon will provide high-quality flexible workspace, which will add value and amenities to tenants on other floors of The Future Works. It will also provide continuity to the existing flexible workspace occupiers on the ground and first floors, which were previously managed by flexible workspace provider Central Working.

The Future Works building is the first phase of a £200 million investment in Slough and provides 100,000 sq ft of Grade A office space to the town, the first stage in a regeneration project that will create a total of 350,000 sq ft of new office accommodation.

The striking building was designed by award-winning architects Sheppard Robson and features a 3,100 sq ft communal roof terrace. Its prime location features views of Windsor Castle and access to a number of transport links.

Will Kinnear, Director at HEWN, said: As the UK’s specialist flexible workspace agency, we are delighted to have acted for AshbyCapital to establish a management agreement with Clarendon, one of the most highly regarded flexible office providers, for two floors in The Future Works. The building has been an important project in Slough’s regeneration and the incorporation of flexible workspace on two floors will continue to add value and amenities to all tenants, as well as providing some excellent space for growth businesses in the area.

Tom Smithers, Property Director at AshbyCapital, said: Will drew on his detailed knowledge and extensive contacts in the flexible workspace sector to introduce exactly the right operator for the building. Our decision to work with Clarendon was based on the belief that they will add value and amenities to the building, with this joint venture a strong vote of confidence in Slough itself. Slough has the highest concentration of global headquarters outside of London and this deal will provide significant flexible office space in the town for SMEs and growing businesses. Interest in remaining floors is strong and we look forward to welcoming further tenants.

Julian Cooper, Managing Director at Clarendon, said: We are pleased to have secured this space at The Future Works in a management agreement with AshbyCapital and to introduce our flexible workspace offering to Slough. We want to create office space that benefits tenants throughout the building and helps to improve their productivity and accelerate their growth. We are excited by this opportunity to expand our offering and contribute to the growth of the flexible workspace market for the benefit of businesses and the wider economy.
