Problem: too much unused space in the office (aka grey space)?
Solution: renting it out? Well, yes that’s great but don’t forget the lease’s alienation clause – which restricts subletting.
It doesn’t completely rule it out though, but subletting may be viewed as ‘competition’ for the landlord especially if they too have space available. A flexible space operator could be the solution, both to fill grey space but also for the landlord, as the operator could take on more space, but also it could be an attraction for the landlord’s more conventional space.
